Can Strategic Partners Help Senior Housing Find its Identity

Senior housing is more sophisticated than ever. No two communities are the same and with so many options and levels of acuities, it makes it extremely hard for potential residents and their families to find the right fit. Senior Housing has expanded its services, making sure that it can serve the needs of almost anyone who walks through the door (as long as they can afford it) for as long as possible. Amenities and Activities will remind you of a cruise ship or student housing. We're adding more and more and I'm not sure all the bells and whistles are paying off, but you can't forgo the impressive "Nap Room" with stadium seating (or movie theater as it's formally known) cause the other 4 communities within 10 miles have one.
In the NFL, they called Kordell Stewart "Slash" cause the Steelers had him start in various positions, it kinda worked out...they went to the Super Bowl that year...but lost to The Cowboys. A good management company has to be more than a good management company...they have to be a healthcare company, a Five Star restaurant, the social scene of country club, an IT company and so much more. You're only as good as your least performing department. In an industry where consistency is so important an average turn over rate of 36% this.is.a.problem.
I understand that in theory it's cheaper to do everything in house but with a turnover rate of 36%, is it? What if a senior housing environment was able to find it's identity by delegating responsibilities to companies who are known for excellence in that industry. A team of position players v. utility players...Then when a position comes available they are sourcing a replacement from their industry's abundance. What would it look like if communities hosted a collective of strategic partners who had a vested interest in serving a dense population of seniors? Would we reduce our expenses? Decrease our turnover rate? Be able to pay our Direct Care Staff more? Serve our residents better?
